&lt;p&gt;To this day the single most popular region for would be property hunters and investors in France is the French Riviera. People complain about the high prices and over-developed tourist industry here, however, the reality is that it is still the most popular tourist destination in France outside Paris and France is the most popular tourist destination in the world. Queen Victoria used to come here for her summer breaks and its not hard to see why; the Mediterranean weather is warm but not overly suffocating and its beaches are sandy and generally protected from the wind. This is in contrast to the beaches on the West coast of France which are much larger and wider than on the Cote d&amp;rsquo;Azur and more windswept and cooler due to the prevailing Atlantic wind and cool air from the Pyrenees (in the south). &lt;br /&gt;&lt;br /&gt;The climate on the French Riviera is typically Mediterranean with on average 300 days of sunshine each year. The summers are warm without being scorching hot and the winters are mild, very rarely going below freezing. &lt;br /&gt;&lt;br /&gt;The lifestyle here is exceptional with fantastic restaurants, bars and cafes in all the coastal towns and villages and most also have weekly markets where fresh and local produce is brought in. The French Riviera is also known for its perfume industry but also produces many superb arts and crafts. The area is surrounded by vineyards, gardens and parks giving you the perfect opportunity to unwind and take in the Mediterranean sounds and aromas. We have summarised the main ones in the list below. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Maison 4 faces/Maison individuelle:&lt;/strong&gt; This is a term used for any type of detached house in France &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Maison Mitoyenne:&lt;/strong&gt; This is a term used for any type of semi-detached or terraced house in France where there is at least one shared wall. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Appartement:&lt;/strong&gt; As you would expect this is a flat/apartment in France which could either be part of a house or a larger building &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Villa:&lt;/strong&gt; Typically used to describe houses from the south of France and are usually quite modern in style made from a breeze block structure with rendering and tiled roofs. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Longere:&lt;/strong&gt; Usually found in the Northern regions of France these long, one-storey stone properties are very popular with foreigners looking for character stone properties in the French countryside. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Bastide:&lt;/strong&gt; This type of property shares its name with the fortified medieval towns built in the 13th and 14th centuries in the south of France. They are mostly found in Aquitaine &amp;amp; Languedoc Roussillon in such towns as Monpazier, Monflanquin, Carcassonne and many more. They are instantly recognisable due to their square shapes and layouts and imposing stone structure, often with arcades or archways on the ground floors. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Manoir:&lt;/strong&gt; Usually of a grand and elegant design, belonging to a &amp;ldquo;Lord of the Manor&amp;rdquo; in days gone by, the manoir is usually found in country locations as they were very important for agricultural production. Manoirs frequently have surrounding walls, gatehouses and a courtyard with stables and are built of stone or brick. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Maison de maitre:&lt;/strong&gt; This is another grand style of house belonging to the upper classes, laid out in a formal and practical design with high ceilings. The term is literally translated at the &amp;ldquo;Master&amp;rsquo;s house&amp;rdquo; and they are usually found in towns and villages rather than the countryside. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Chateau:&lt;/strong&gt; The term &amp;ldquo;Chateau&amp;rdquo; in French does not just refer to a castle but also encompasses country houses and palaces with or without fortifications. They are imposing and often very grand in style, usually coming with their own park, courtyard, stables, gatehouses, breweries, bakeries etc- they were designed to be as self sufficient as possible. Although chateaux are found all over France they are most commonly found in the Loire Valley. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Mas:&lt;/strong&gt; These stone farmhouses are some of the most desirable houses in France and are found in the south of France, usually Provence. They typically have pastel coloured shutters, tiled roofs and often have outbuildings or small barns. &lt;br /&gt;Hotel Particulier: This is a private mansion or townhouse built in brick or stone which used to belong to wealthy town dwellers. They have plenty of space, high ceilings and large windows. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Bergerie:&lt;/strong&gt; Normally made of stone, these &amp;ldquo;Shepherd&amp;rsquo;s houses&amp;rdquo; used to belong to farmers as the name suggests but were usually smaller than a farmhouse and often used to house both the animals and the shepherd&amp;rsquo;s family. They are often a bit quirky and full of character. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Perigourdine:&lt;/strong&gt; A typical stone-built house found in the Dordogne area &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Maison a Colombages:&lt;/strong&gt; This is the term used to describe half-timber houses, with the other half being brick, plaster or &amp;ldquo;torchis&amp;rdquo;. &lt;p&gt;Aquitaine is a vast and varied region of France, spreading over the South West of the country, stretching as far as the Spanish borders in the West and incorporating the mountains of the Pyrenees to the East. &lt;p&gt;Aquitaine is probably most famous for its dramatic coastline and famous seaside resorts of Biarritz and St Jean-de-Luz, internationally renowned for their surf and reefs for diving and with the added benefit of being a short distance from the mountains and their surrounding picturesque villages and countryside. This part of Aquitaine is known as the &amp;lsquo;Cote Basque&amp;rsquo; and is very different from its glamorous cousin, the Cote d&amp;rsquo;Azur.&lt;/p&gt;

&lt;p&gt;In the 1950s Biarritz was a holiday destination for the likes of Rita Hayworth and Frank Sinatra and Cadillac cars even named one of their new cars &amp;lsquo;The Biarritz&amp;rsquo;. There are still spas and thalasso therapy centres all along the coast to be enjoyed at very reasonable rates (particularly compared to the Cote d&amp;rsquo;Azur) and the area is also famous for its golf courses, including the second oldest course in France. &lt;/p&gt;
&lt;p&gt;St Jean-de-Luz, further along the coast, towards Spain, is slightly quieter than Biarritz and with a slightly less splendid history, but is now ever growing in popularity with tourists, particularly the Spanish and French, as well as the army of surfers who come every year to catch the famous surf, even during the winter months. &lt;p&gt;&lt;strong&gt;1.&amp;nbsp;SAFETY FIRST!&lt;/strong&gt; - The most important thing to remember when buying a property in France is that the whole process is &lt;strong&gt;extremely secure&lt;/strong&gt; &amp;ndash; the rights of both the buyer and the vendor are stringently protected. &lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2.&amp;nbsp;INITIAL CONTRACTS&lt;/strong&gt; - When you have viewed a property you wish to put an offer on, the first step is to draw up a preliminary contract, through the estate agent (called a &lt;strong&gt;&amp;lsquo;Sous-Seing Prive&amp;rsquo;&lt;/strong&gt;) or, usually, through the &lt;strong&gt;&amp;lsquo;notaire&amp;rsquo; (an independent legal advisor who works for the state)&lt;/strong&gt;, when it is referred to as the &lt;strong&gt;&amp;lsquo;Compromis de Vente&amp;rsquo;&lt;/strong&gt;. &lt;/p&gt;
&lt;p&gt;It is always worth employing a local notaire of your own, rather than relying on the vendor&amp;rsquo;s notaire, as they can provide you with invaluable advice, including a &lt;strong&gt;fair price&lt;/strong&gt; for a property in the area. &lt;strong&gt;Remember: Never sign anything or pay anything without the notary present.&lt;/strong&gt; &lt;/p&gt;
&lt;p&gt;The Sous-Seing Prive and Compromis de Vente are &lt;strong&gt;legally binding&lt;/strong&gt;. It is usual to pay &lt;strong&gt;a ten percent deposit&lt;/strong&gt; with the contract although this is not obligatory; this is returned to the purchaser (or paid to the vendor in some cases) should the sale fall through. Once the deposit has been paid and the contract signed, the property is removed from the market. &lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3.&amp;nbsp;LOST IN TRANSLATION?&lt;/strong&gt;&amp;nbsp; -&amp;nbsp; Because these initial contracts can be very complicated, it is worth getting help from a translator, if you&amp;rsquo;re not &lt;strong&gt;100% confident&lt;/strong&gt; in your French. &lt;strong&gt;It is not up to the notaire to assist you&lt;/strong&gt; with translation, so it is always a good idea to get help. &lt;p&gt;&lt;strong&gt;4.&amp;nbsp;STRUCTURAL DAMAGE?&lt;/strong&gt;&amp;nbsp; -&amp;nbsp; Once the contracts have been signed, the searches take place. Unlike in the UK, the surveys in France can be rather vague and the vendor may not be forthcoming with every detail. As such, &lt;strong&gt;it is always worth asking the opinion of a local builder&lt;/strong&gt; or architect before any preliminary contracts are signed. &lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5.&amp;nbsp;FINAL DETAILS&lt;/strong&gt; - After all the searches are complete and you are happy with the &lt;strong&gt;structural reports&lt;/strong&gt;, the &lt;strong&gt;fixtures and fittings&lt;/strong&gt; list (it is always worth visiting the property on the day before exchanging to ensure the &lt;strong&gt;fixtures and fittings are all present and correct&lt;/strong&gt;), and your &lt;strong&gt;mortgage &lt;/strong&gt;in place, you can sign the final &lt;strong&gt;&amp;lsquo;Acte de Vente&amp;rsquo;&lt;/strong&gt;, drawn up by the notaire, and pay the balance of the property to the notaire, who will pass it on to the vendor.&amp;nbsp; Remember to provide marriage and birth certificates at this point; making sure the property is sold to you as a &lt;strong&gt;married couple&lt;/strong&gt;, if you are married. For most leasebacks though even if you managed to get 100% finance for the ex VAT price you still have had to find the VAT as your deposit which you do not get back until 3-6 months after completion. This can often slow down an investor&amp;rsquo;s momentum as they are waiting to receive back the VAT before using that money as the deposit for their next investment. Because off-plan properties are usually released for sale 18 months to 2 years before completion you could be waiting over 2 years to get your VAT deposit back. &lt;br /&gt;&lt;br /&gt;&lt;a href="http://www.leapfrog-properties.com/property.php?id=LLAGR0008"&gt;&lt;img alt="" hspace="5" src="http://www.leapfrog-properties.com/img/property/20080124_1326_LLAGR0008_1.jpg" align="left" vspace="5" border="5" /&gt;&lt;/a&gt;The next thing people often have trouble with is finding 100% interest only mortgages as up till now really only 80% has been possible. &lt;p&gt;This rural area offers a multitude of attractions but is most famous for its multitude of lakes and rivers which supports many water activities including fishing, swimming, sailing, windsurfing and kayaking or simply relaxing on one of the sandy lake beaches. Other outdoor activities in Limousin include pony-trekking, walking and golf on one of its many good value courses. &lt;br /&gt;&lt;br /&gt;Dotted around the region are thousands of traditional French villages with authentic architecture, cafes, restaurants and parks which are far less affected by tourism than many other regions. In these villages you will find extremely good value stone-built cottages and farmhouses and friendly neighbours.
