To this day the single most popular region for would be property hunters and investors in France is the French Riviera. People complain about the high prices and over-developed tourist industry here, however, the reality is that it is still the most popular tourist destination in France outside Paris and France is the most popular tourist destination in the world. Queen Victoria used to come here for her summer breaks and its not hard to see why; the Mediterranean weather is warm but not overly suffocating and its beaches are sandy and generally protected from the wind. This is in contrast to the beaches on the West coast of France which are much larger and wider than on the Cote d’Azur and more windswept and cooler due to the prevailing Atlantic wind and cool air from the Pyrenees (in the south).

The climate on the French Riviera is typically Mediterranean with on average 300 days of sunshine each year. The summers are warm without being scorching hot and the winters are mild, very rarely going below freezing.

The lifestyle here is exceptional with fantastic restaurants, bars and cafes in all the coastal towns and villages and most also have weekly markets where fresh and local produce is brought in. The French Riviera is also known for its perfume industry but also produces many superb arts and crafts. The area is surrounded by vineyards, gardens and parks giving you the perfect opportunity to unwind and take in the Mediterranean sounds and aromas. The area is also steeped in history and culture offering its visitors the opportunity to gaze at its many castles and citadels, browse the numerous museums and art galleries or simply visit the charming villages.

In terms of activities, the Cote d’Azur is no slouch- there are numerous water sports at the beach, an excellent selection of golf courses (21 in total across the region, many of which have been designed by internationally renowned names) and even a ski resort which also offers great hiking in the summer.

Owing to its long and rich history combined with its great variety of landscapes, France has a wide range of different property types to offer. We have summarised the main ones in the list below.

Maison 4 faces/Maison individuelle: This is a term used for any type of detached house in France

Maison Mitoyenne: This is a term used for any type of semi-detached or terraced house in France where there is at least one shared wall.

Appartement: As you would expect this is a flat/apartment in France which could either be part of a house or a larger building

Villa: Typically used to describe houses from the south of France and are usually quite modern in style made from a breeze block structure with rendering and tiled roofs.

Longere: Usually found in the Northern regions of France these long, one-storey stone properties are very popular with foreigners looking for character stone properties in the French countryside.

Bastide: This type of property shares its name with the fortified medieval towns built in the 13th and 14th centuries in the south of France. They are mostly found in Aquitaine & Languedoc Roussillon in such towns as Monpazier, Monflanquin, Carcassonne and many more. They are instantly recognisable due to their square shapes and layouts and imposing stone structure, often with arcades or archways on the ground floors.

Manoir: Usually of a grand and elegant design, belonging to a “Lord of the Manor” in days gone by, the manoir is usually found in country locations as they were very important for agricultural production. Manoirs frequently have surrounding walls, gatehouses and a courtyard with stables and are built of stone or brick.

Maison de maitre: This is another grand style of house belonging to the upper classes, laid out in a formal and practical design with high ceilings. The term is literally translated at the “Master’s house” and they are usually found in towns and villages rather than the countryside.

Chateau: The term “Chateau” in French does not just refer to a castle but also encompasses country houses and palaces with or without fortifications. They are imposing and often very grand in style, usually coming with their own park, courtyard, stables, gatehouses, breweries, bakeries etc- they were designed to be as self sufficient as possible. Although chateaux are found all over France they are most commonly found in the Loire Valley.

Mas: These stone farmhouses are some of the most desirable houses in France and are found in the south of France, usually Provence. They typically have pastel coloured shutters, tiled roofs and often have outbuildings or small barns.
Hotel Particulier: This is a private mansion or townhouse built in brick or stone which used to belong to wealthy town dwellers. They have plenty of space, high ceilings and large windows.

Bergerie: Normally made of stone, these “Shepherd’s houses” used to belong to farmers as the name suggests but were usually smaller than a farmhouse and often used to house both the animals and the shepherd’s family. They are often a bit quirky and full of character.

Maison a Colombages: This is the term used to describe half-timber houses, with the other half being brick, plaster or “torchis”. They are very attractive and full of charm.

Is Aquitaine the new Cote D’Azur?

Aquitaine is a vast and varied region of France, spreading over the South West of the country, stretching as far as the Spanish borders in the West and incorporating the mountains of the Pyrenees to the East. It includes the verdant countryside of the Dordogne and the wine-rich Bordeaux in the North.

With all this variety, it has a great deal to offer the visitor or resident, with an enormous amount of history, reflected in its stunning and diverse architecture, to say nothing of its influences from the Spanish and the Basques, manifesting itself in the lifestyle, music, food and traditions of the region.

Aquitaine is probably most famous for its dramatic coastline and famous seaside resorts of Biarritz and St Jean-de-Luz, internationally renowned for their surf and reefs for diving and with the added benefit of being a short distance from the mountains and their surrounding picturesque villages and countryside. This part of Aquitaine is known as the ‘Cote Basque’ and is very different from its glamorous cousin, the Cote d’Azur.

Because of its Spanish and Basque influence (you are a footstep away from Bilbao and the magnificent St Sebastian here), you will find a much more earthy and laid back way of life compared to that of the somewhat more flashy Cote d’Azur, but it has just as much of a glamorous past, with Napoleon building a palace in Biarritz for his wife, the Empress Eugenie; indeed it was the place for the ‘beautiful’ people of the Belle Époque to take their holidays, benefiting from the health giving aspects of the climate and bracing Atlantic Ocean.

In the 1950s Biarritz was a holiday destination for the likes of Rita Hayworth and Frank Sinatra and Cadillac cars even named one of their new cars ‘The Biarritz’. There are still spas and thalasso therapy centres all along the coast to be enjoyed at very reasonable rates (particularly compared to the Cote d’Azur) and the area is also famous for its golf courses, including the second oldest course in France.

St Jean-de-Luz, further along the coast, towards Spain, is slightly quieter than Biarritz and with a slightly less splendid history, but is now ever growing in popularity with tourists, particularly the Spanish and French, as well as the army of surfers who come every year to catch the famous surf, even during the winter months. The food here, particularly the seafood, is famous across France.

Because of all the benefits this region has to offer, the French in particular, but, increasingly international holiday–makers, are choosing to visit and buy second homes in Aquitaine rather than the Cote d’Azur, partly because it is somewhat easier on the pocket, but also there is a sense that the Cote d’Azur has rather had its day and people are searching for a more authentic lifestyle, to say nothing of the lower cost and better standard of living. The Five Most Important Things To Remember When Buying A Property in France

Buying a property in France can seem daunting but don’t worry! Here at Leapfrog, we want to help you, so consult our handy checklist below:

1. SAFETY FIRST! - The most important thing to remember when buying a property in France is that the whole process is extremely secure – the rights of both the buyer and the vendor are stringently protected.

2. INITIAL CONTRACTS - When you have viewed a property you wish to put an offer on, the first step is to draw up a preliminary contract, through the estate agent (called a ‘Sous-Seing Prive’) or, usually, through the ‘notaire’ (an independent legal advisor who works for the state), when it is referred to as the ‘Compromis de Vente’.

It is always worth employing a local notaire of your own, rather than relying on the vendor’s notaire, as they can provide you with invaluable advice, including a fair price for a property in the area. Remember: Never sign anything or pay anything without the notary present.

The Sous-Seing Prive and Compromis de Vente are legally binding. It is usual to pay a ten percent deposit with the contract although this is not obligatory; this is returned to the purchaser (or paid to the vendor in some cases) should the sale fall through. Once the deposit has been paid and the contract signed, the property is removed from the market.

3. LOST IN TRANSLATION? - Because these initial contracts can be very complicated, it is worth getting help from a translator, if you’re not 100% confident in your French. It is not up to the notaire to assist you with translation, so it is always a good idea to get help. Here at Leapfrog, we can help provide this service, so don’t hesitate to ask.

4. STRUCTURAL DAMAGE? - Once the contracts have been signed, the searches take place. Unlike in the UK, the surveys in France can be rather vague and the vendor may not be forthcoming with every detail. As such, it is always worth asking the opinion of a local builder or architect before any preliminary contracts are signed.

5. FINAL DETAILS - After all the searches are complete and you are happy with the structural reports, the fixtures and fittings list (it is always worth visiting the property on the day before exchanging to ensure the fixtures and fittings are all present and correct), and your mortgage in place, you can sign the final ‘Acte de Vente’, drawn up by the notaire, and pay the balance of the property to the notaire, who will pass it on to the vendor. Remember to provide marriage and birth certificates at this point; making sure the property is sold to you as a married couple, if you are married. There may be complications regarding inheritance, so do consult your notaire.

High yield, zero deposit leasebacks that pay your mortgage

For many investors buying leaseback property in France the key attractions are the guaranteed yields, stable economy, low deposits and low interest rates. For most leasebacks though even if you managed to get 100% finance for the ex VAT price you still have had to find the VAT as your deposit which you do not get back until 3-6 months after completion. This can often slow down an investor’s momentum as they are waiting to receive back the VAT before using that money as the deposit for their next investment. Because off-plan properties are usually released for sale 18 months to 2 years before completion you could be waiting over 2 years to get your VAT deposit back.

The next thing people often have trouble with is finding 100% interest only mortgages as up till now really only 80% has been possible. Investors often like the idea of interest only mortgages as it reduces their monthly mortgage payments and therefore improves their cash-flow. However interest rates for interest only products have up till now been rather uncompetitive with the classic “interest and capital” mortgage interest rates which have put people off taking them.

The third thing that for some investors has prevented them from taking the plunge and investing in France is that they have felt the yields are not high enough on leasebacks which have usually been around 4-5% NET (equivalent to around 6-7% gross). Even though they are guaranteed and paid NET some investors prefer to take the gamble and purchase something in the emerging markets that they “think” will have a higher rental return.

A Guide to Property and attractions in Languedoc Roussillon

Languedoc Roussillon is a region of incredibly varied landscapes from the Pyrenees Mountains, to the vineyards and the beaches. It has also been affected by many different civilisations over the last 2500 years and offers a rich history, culture & architecture. It is less densely developed than Provence and the Cote d’Azur giving it a natural and rustic feel while also having property for sale at about 60% of the price of Provence and the French Riviera.

Location

The Languedoc Roussillon region borders Provence-Alpes-Cote d’Azur to the east, Auvergne & Rhone-Alpes to the north & north east and Midi-Pyrenees to the west and north-west. It comprises five departments which from east to west are Gard, Lozere, Herault, Aude & Pyrenees Orientales.

Transport links

This southern region is easily accessed by road, air or by train. It has no less than five airports in the region at Perpignan, Carcassonne, Montpellier, Nimes and Beziers all operated by low cost airlines with frequent flights. Alternatively you can take the Eurostar all the way to Avignon or to Perpignan in 2009 which should boost property prices, business and tourism in the area.

Attractions

The Languedoc Roussillon has many attractive beaches and seaside resorts which compared to the Cote d’Azur are far less developed and more casual. These include the likes of the Sete which has quite a casual and natural feel to it to La Grande Motte with its Casino and nightlife, Palavas les Flots which is a relatively quiet fishing village. Further east and you reach the area known as the Cote Vermeille whose landscape becomes more rocky and cove-like with resorts such as Banyuls sur Mer and Collioure epitomising this. This area near the Pyrenees also has a distinctly Catalan culture and ambiance.
Many people are also attracted to the vibrant city of Montpellier with its historical town centre and abundance of boutique and fashion shops. Nearby Aigues Mortes has the best example of medieval architecture today whose town centre and ramparts stem from the 13th century. Carcassonne with is medieval castle and Nimes with its Roman Amphitheatre are two cities which also have many interesting spots to visit and there are many smaller towns and villages like Pezenas which offers more rustic charm with its stone built houses and winding streets. You cannot ignore the strong presence of the Roman Empire here from Arles with its amphitheatre which is still in use to the Pont du Gard aqueduct. Equally the Cathar religion has also left its mark on this region notably seen in the fortresses they built in the Corbiere hills.

Activities

There are too many activities available here to list them however main ones include skiing and hiking in the Pyrenees, walking or horse riding on the Montagne noir or the Cevennes Natural Park with its many mountains, lakes, rivers and forests and visiting the Camargue with its vast wildlife from wild white horses to pink flamingos. This area also has many vineyards 2nd only in wine production to the Gironde and you can go on wine tasting trails as you visit its many quaint villages or travel along the Canal du Midi in a barge. There are also many festivals held throughout the year across the region and the excellent choice of shops, bars, restaurants and cafes in the main towns will keep you coming back for more.

Limousin is arguably one of the last areas of “real France” largely untouched by mass investment in infrastructure and tourism. If you enjoy the serenity of the countryside and outdoor life in general then this region could be just what you’re looking for.

Location:

Limousin is situated in central France bordering the regions of Centre, Auvergne, Midi-Pyrenees, Aquitaine & Poitou-Charentes. It comprises the departments of Correze, Haute-Vienne & La Creuse and sits 350km south of Paris. Its main airport is at Limoges but a new airport is about to open in Brive-la-Gaillard operated by some low-cost airlines.

Attractions:

This rural area offers a multitude of attractions but is most famous for its multitude of lakes and rivers which supports many water activities including fishing, swimming, sailing, windsurfing and kayaking or simply relaxing on one of the sandy lake beaches. Other outdoor activities in Limousin include pony-trekking, walking and golf on one of its many good value courses.

Dotted around the region are thousands of traditional French villages with authentic architecture, cafes, restaurants and parks which are far less affected by tourism than many other regions. In these villages you will find extremely good value stone-built cottages and farmhouses and friendly neighbours. However you cannot expect the local people to speak English to you so you will need to brush up on your French if you wish to integrate yourself into the community and fully take advantage of the area.

Places of Interest:

Limousin holds many places of interest too which include its numerous chateaux such as Chateaux de Boussac and Chateau de Chalus and its museums like the “Moulin du Got”; one of last remnants of the flourishing paper making industry in the area. There are a number of wildlife parks including “Les Loupes de Chabrières in Gueret”, Parc de Reynou near Limoges and the Aquarium in Limoges itself. If you prefer to get more up close and personal with nature then a visit to the Creuse department is worthwhile. Covered in large swathes of Forest of Oak, Pine & Chestnut, criss-crossed with many streams and lakes this department offers great mountain-biking and walking territory where you can see and hear much of the local wildlife and take in the beautiful surroundings.

Property prices in Limousin are exceptionally good value and actually increased by 11% in 2007 which ws well above the French average of 4.7%. You can pick up a 3 bed house for as little as 140,000 Euros while a 1 bed town apartment can cost as little as 60,000 Euros.
